• list of upgrades or additions and known costs

Professional reports are prepared using Total & Sketch software and may vary from 5 pages to 40
No appraisal will be released to anyone other than the original client unless expressly permitted.
If your appraisal was ordered by a lender, XML and/or PDF files will most likely be emailed to the lender, uploaded to their online electronic document information system, or uploaded to the CoreLogic Mercury Network EDI system.
Hardcopies may be requested for an additional charge and may be personally delivered or mailed.
Most non-lender reports are delivered as an Adobe Acrobat PDF file sent via email.
Have as much information up front as possible...
• Purpose: Why you desire the appraisal and what it is to be used for
• Client and intended users: Who is ordering the appraisal and who will be using the appraisal?
• Date of value needed: current, retrospective (date of death or date of separation)
• Date the report is needed by
• Has the property been sold or listed for sale in the past 36 months (privately or with an agent)?
• For income properties: copies of leases and the income and expenses for the last 23 years
• Purchase agreements, sales contracts, construction contracts, builder's estimates
• Previous appraisals
• MLS listings if available
• Building inspections or home Inspections
• Tax bills or statements (any special assessments)
• Deeds
• Surveys
• Road maintenance agreements, known encroachments, known right-of-ways, known access agreements

Jeff is from Fort Myers, FL and has resided in Mars Hill since 1998 and Alexander since 2013. Previous experience in commercial sales data verification, county valuations, real estate sales, rental property management, and construction framing allow for an expansive perspective on properties.
Angelique is from Peoria, IL and Palm Harbor, FL and has resided in the Asheville area since 2000, Mars Hill since 2001, and Alexander since 2013. Prior to venturing into the appraisal business, her focus was on leveraging information technology (hardware, software, networking) in graphic design environments including pre-press production, advertising, and marketing.
