No appraisal will be released to anyone other than the original client unless expressly permitted.

If your appraisal was ordered by a lender, XML and/or PDF files will most likely be emailed to the lender, uploaded to their online electronic document information portal, or uploaded to the CoreLogic Mercury Network EDI system. 

Hardcopies may be requested for an additional charge and may be personally delivered or mailed.

Most non-lender reports are delivered as an Adobe Acrobat PDF file sent via email.


Written reports are usually on standardized forms and may include the following items attached as needed or as requested by a client:

• plat maps

• Client and intended users: Who is ordering the appraisal and who will be using the appraisal?
• Date of value needed: current, retrospective (date of death or date of separation)
• Date the report is needed by
• Has the property been sold or listed for sale in the past 36 months (privately or with an agent)?
• For income properties: copies of leases and the income and expenses for the last 23 years
• Purchase agreements,  sales contracts, construction contracts, builder's estimates
